  • 99 acres of vacant land zoned heavy industrial leased on a long-term basis from the National Capital Commission (NCC)
  • Located at exit 109 on Highway 417 at Hunt Club Road in Ottawa, Ontario
  • Over 1,300,000 ft2 of Class A industrial space available for lease
  • Projected value at build out $400 million
  • Investment goal: to earn rental income from the land lease and building development after having planned, serviced, and built out the entire park, with buildout scheduled over a five to seven-year period

The project represents the most prominent undeveloped industrial land in Ottawa. The lease structure negotiated is highly entrepreneurial and will yield attractive returns to both the NCC and Avenue 31 over its life. A master planned approach includes enhanced and coordinated building and site design, as well as sustainable initiatives. Construction on the park’s first building (143,000 ft2) and associated infrastructure began in Q2 2021 and will be substantially completed by Q1 2022.
