Thunder Road Industrial Park is a 44-acre land assembly, located directly across from a 1,000,000-ft2 Amazon fulfillment centre. The land has been designated Rural Industrial Freight and Storage, allowing highway commercial development, a truck transport terminal, and a wide range of rural industrial uses.
Planning applications with the City of Ottawa were initiated in December 2019 and pursued throughout 2020, culminating in a redesignation of the land from General Rural to Rural Industrial Freight and Storage on the City of Ottawa’s draft official plan released in January 2021. Avenue 31 has conditionally sold six of the 44 acres at a price of $330,000 per gross acre. The sale is scheduled to close in Q2 2023 once the rezoning is in full force and effect.
