Avenue 31 is a real estate development firm looking to build a principled and lasting brand with a diversified stream of income from large scale logistics / industrial properties; transit-centric residential development and intermodal rail infrastructure across Canada.  Avenue 31’s target business streams are aimed at addressing many of the drivers that are shifting the way we organize our cities, specifically the movement of goods and people. We are currently pursuing development opportunities in these 3 property classes in Ottawa and Montreal and their surrounding regions.

Our team is growing, and we are seeking a Manager, Financial Reporting who will be responsible for internal and external financial reporting requirements as well as maintaining accurate and complete financial accounting records for the group of companies. We are looking for someone with 4+ years of experience in public accounting or in the development, real estate and or construction industries. The ideal candidate will also hold or is near completion of the CPA designation. Our experienced team, is looking for someone who will fit in, roll up their sleeves and help us grow the organization. We are an entrepreneurial, fast paced, close knit team who has big, exciting projects to deliver and we like to have fun doing that.

You should be a strong financial leader who takes initiative and looking to get in at the ground floor.  The position requires you to be strong technically and looking to be an influential member of the finance and accounting team.

Work Description

The Manager, Financial Reporting will be responsible for the financial reporting requirements to management. This hands-on role will be involved in all accounting aspects of land and commercial development, construction projects, leasing, real estate rental/property management and risk management.

Major Responsibilities:

  • Management of the accounting function and ensure accurate and timely reporting for all entities.
  • Create and review internal procedures in support of efficient and quality reporting.
  • Ensure the financial records maintain the required documentation and they are adequately stored and accessible.
  • Coordinate the year-end reporting process for all entities.
  • Create monthly and annual financial reports for entities as needed.
  • Ensure monthly and annual financial reporting is consistent with accounting.
  • Comprehensive knowledge of International Financial Reporting Standards (IFRS) and accounting standards for private enterprises (ASPE).
  • Coordinate and ensure the completion of all monthly, quarterly and annual reporting requirements for limited partnerships and construction lenders.
  • Direct accounting staff on the set-up and accounting practices for new developments, land acquisitions, and specialized projects. Provide instructions on the structure of the business arrangement and the required accounting practices to the relevant groups. This will involve a detailed review of agreements including limited partnership, joint venture or other agreements.
  • Coordinate with outside tax advisors any requirements to adhere to all tax compliance matters.
  • All other related duties as assigned.

Statement of Qualifications:
Knowledge, Skills and Abilities

  • A minimum of 4 years’ experience in accounting, with experience in a public accounting firm considered a strong asset.
  • CPA designation.
  • Strong knowledge and experience in different ERP systems in construction, homebuilding, property management and development would be considered a strong asset.
  • Strong attention to detail and organizational skills with the ability to prioritize and handle multiple tasks simultaneously in a high-volume environment.
  • A good understanding of different legal ownerships structures and development agreements is a strong asset.
  • The candidate must operate with a high degree of professionalism, and confidentiality.
  • Proficient in MS Office (Excel and Word), Microsoft Business Central and Adobe software.
  • Experience in a multi-company environment would be a strong asset.
  • Ability to maintain confidentiality and approach situations in a diplomatic and professional manner.
  • Proof of COVID-19 Vaccination or eligible exemption required.
